When it comes to needing the services of an electrician, making sure you comply with your legal responsibilities and maintaining electrical safety for your tenants should be at the top of your priority list.
As a specialist in testing and certification, and an experienced provider of landlord electrical services, we are in a great position to help you stay safe and on the right side of the law. We can provide advice, testing and certification, and all the electrical services you need to install, repair and maintain your electrical installation and appliances.
Your legal safety responsibilities
a landlord, you have a legal responsibility to make sure that the electrical installation (e.g. wiring, sockets, fuse boards and other fixed components) and any appliances (e.g. toasters, kettles, television) you provide are safe when the tenancy begins and are maintained in a safe condition throughout the tenancy.
For landlords of Houses in Multiple Occupation (HMO), you are legally obliged to have a periodic inspection and test carried out by a registered electrician every five years.
Even if a property is not a HMO, the independent organisation Electrical Safety First recommend that a periodic inspection and test is carried out by a registered
electrician at least once every five years and at change of occupancy, whichever is sooner.
Failure to comply with your legal responsibilities can lead to prosecution and can invalidate many landlord insurance policies.
Helping you meet your legal safety responsibilities
We can help you meet your responsibilities in two key ways.
Firstly, we offer testing, inspection and certification services for each of the above responsibilities.
- For electrical installations: Electrical Installation Condition Reports (EICR)
- For appliances: Portable Appliance Testing (PAT)
- For periodic testing: Periodic Inspection and Testing.
Secondly, we provide all the services you need to install, maintain and repair your fixed electrical installation and appliances, including:
- Appliance and fixed electrical installation setup
- Planned preventative maintenance - regular inspections and repairs on installations and appliances that need attention
- Responsive repairs
- Fault finding and rectifying service.
While there is no legal requirement to have an electrician carry out
testing, if anything were to go wrong due to faulty electrics, you would
be held responsible for not carrying out relevant safety checks.
