Your legal safety responsibilities
As
a landlord, you have a legal responsibility to make sure that the electrical installation (e.g. wiring, sockets, fuse boards and other fixed components) and any appliances (e.g. toasters, kettles, television) you provide are safe when the tenancy begins and are maintained in a safe condition throughout the tenancy.
For landlords of Houses in Multiple Occupation (HMO), you are legally obliged to have a periodic inspection and test carried out by a registered electrician every five years.
Even if a property is not a HMO, the independent organisation Electrical Safety First recommend that a periodic inspection and test is carried out by a registered
electrician at least once every five years and at change of occupancy, whichever is sooner.
Failure to comply with your legal responsibilities can lead to prosecution and can invalidate many landlord insurance policies.

While there is no legal requirement to have an electrician carry out
testing, if anything were to go wrong due to faulty electrics, you would
be held responsible for not carrying out relevant safety checks.
